Pre-Construction
Cleveland’s skilled team of Pre-Construction estimators, project managers and engineers are trained in providing design-build and design-assist services, virtual construction and installation drawings that provide solutions, limit questions, and ensure seamless, proactive efficiencies every step of the way. From conception through final design, we are able to discuss and address scope initiatives and subsequent pricing, anticipating needs and offering efficient alternatives in real time. From raising constructibility concerns to managing cost-drivers, this effort provides the Construction team the necessary tools and insight to ensure the design remains within budget, on schedule and in compliance with the owner’s criteria.

Revit Mep Virtual Construction Modeling Collaboration
Through early collaboration with architectural and engineering teams, we utilize 3D scanning technology to capture and model as-built conditions. Providing these accurate insights to facilities operations staff during ongoing construction efforts, we are able to:
- Prevent the duplication of modeling work for a simplified process
- Ensure installation precision and efficiency with robotic total station layout
- Reduce schedule impacts and prevent trade conflicts through clash detection
- Eliminate unnecessary change orders
Prefabrication
Through Prefabrication, our team of industry leading experts builds and packages modularized electrical components in a controlled environment to send directly to a job site for final assembly to save time and increase job site productivity while reducing costs and safety risks. Once our Revit Building Information Model is coordinated during Pre-Construction, the 3D drawings are sent to our 65,000 sq. ft. Prefabrication shop located just a few miles from our main office. Working in our secure facility, we are able to promote quality control and workmanship consistency prior to final turnover, in addition to reducing safety risks common to active job sites. Fully equipped to handle small to large scale electrical or mechanical client needs, our Prefabrication team can preassemble, package and kit a myriad of work flows that would traditionally be stick-built in place, on location.
Fostering design consistency from 3D modeling through installation, Prefabrication best serves projects with:
New construction or Greenfield builds vs. retro-fitting or upgrades to existing facilities
Larger scale or mission critical projects with early design release and trade partner participation
Numerous and repeatable assemblies
Limited physical space for material storage and laydown

The potential for Prefabrication is thoroughly assessed and analyzed during pre-job planning and evaluation, prior to commencing work and site mobilization. While each project looks different, a typical sequence might include:

Input 3D Model Into Trimble MEP Layout Solution
Locating all points on-site exactly as modeled prior to field effort launch.
Prefabricate and Preassemble Modular Work Packages
All work packages are NEC compliant and are quality checked, tested and labeled to streamline final end user acceptance.
Kitted Assemblies Installed in Accordance with 3D Model
Final deliverables are packaged and shipped to site for immediate installation — controlling waste and reducing jobsite storage requirements.
